Peacefully located estate on a beautiful dominant height (520 meters) with panoramic views and rich historic land in the heart of the "Cévennes Méridionales". The property hosts a main house with adjacent 2nd detached house, a swimming pool, terraces, basements and several smaller outbuildings. The estate covers over 27 hectares and is part of a pure, natural and unspoiled hilly landscape. The estate will be particularly appreciated by nature and clean air lovers! A small river , down in the valley, offers some swimming-paddling spots.
The center of Soudorgues, which is part of the "Parc National des Cévennes" and the Unesco World Heritage is located at about 2.5 km distance. Soudorgues is a small independent municipality with more than 300 inhabitants, its own town hall, school, two churches, a community hall and a fine restaurant; it is characterized by a large community feeling with many activities and an open mind to (international) newcomers. There is an exhibition space with a small shop with local products for daily necessities. Almost all the houses are scattered in the landscape which shows the rural roots. Soudorgues is a popular starting point for hikers. A GR runs over one of the domains edges. Larger and picturesque Lasalle, with its elongated narrow main street, is about 6.5 km away. Besides the many cultural activities, many other amenities can be found here such as bakeries, a supermarket, a health center, restaurants, a bank, a post office and a tourist office. Twice a week there's a market. At approximately 20 to 30 kilometers away are even more lively and picturesque towns such as St Jean du Gard, Sauve, St Hippolyte du Fort, Ganges and Anduze. The cities of Nimes and Montpellier (TGV and international airport) are located approximately 75 kilometers away. A stunning 400 meters long private driveway leads to the house which is situated on a south facing hill. It is not clear when the first stone of this domain was placed (probably 17th century) but it is sure that the building has a rich history and was still in function as a "Magnanerie" (silkworm farm ) until the 2nd half of the last century. History is visible in many details and places. Though, through the centuries several expansions and modifications were done. Especially the last 15 years have resulted in numerous improvements and renovations and have lead to the current shape and state. For example, the roofs were renewed almost entirely with chestnut wood beams and roof boarding including an insulating layer in between. The old "terracotta" tiles were maintained and only replaced if necessary. The electrical installation, the piping, the plumbing, the central heating and septic tank are renewed. An important extension on the valley side was carried out , with the help of a qualified local architect, in 2006 . In 2010, the pool has been added. During the renovation works the original character of the building has been preserved. The whole is in a good state of maintenance and directly suitable to live in. Nevertheless, if desired, sufficient opportunities remain and one can still easily add some personal ideas and value to the property. Especially the 2nd house ( which has fine roofs ) offers some space and rooms where further renovations can be carried out. The built area covers over 500 sqm including the living area of approx 270 sqm. The property's land (274 495 sqm) seems to gradually merge with the surrounding nature and consists of two parts. One more cultivated part around the house with numerous seating areas and relaxing places for fully enjoying the climate and the views. This part has a very rich and diverse vegetation, with among others, a century-old linden tree, flower beds, a lawn, cypresses, cedars, "wisteria" and mimosa. There is also a vegetable garden and several "productive" trees such as apples, pears, cherries, quinces, figs, hazelnuts and olives. The mulberry trees are witnesses of the past of the silkworm farm. Not far from the house, on basement level, there is the oval-shaped swimming pool. The pool has a spacious sun terrace with outdoor shower and a pergola overgrown with grapes. A very old gnarled olive tree adorns next to the pool. A small stone cottage houses the filter system. The pool is naturally filled with own spring water. The estate has its own water supply but with multiple sources and reservoirs of which one is used for drinking water. The other ones count as spare sources, but do not appear to be necessary in practice. The second part of the land is mostly hilly woodland and consists mainly of holm oaks and chestnut trees. Not only the flora is rich but also the fauna. It is not rare to see deer, foxes, badgers, wild boars, martens and hares. In the past, much of this land have been exploited as witnesses various stone walls. Especially the walls around and near the buildings are still largely intact allow to imagine a resumption and recovery of crops and exploitation. The current owners use the property just as their residence but its design, its unique location and its spacious areas make that the property could also be used, after a few adjustments, as a B&B or as on other activity, with excellent rental returns in the perspective. The natural environment makes it ideal for outdoor activities or to just relax in an undisturbed and privacy full way. Exclusive offer. Viewings by appointment.
