Three bedroom stone house at just 2km from shops in Santenay, and 15 minutes from Beaune. The house is at a dead end road, quiet guaranteed, except for the bells of the XII century chapel in this small hamlet.
St Jean de Narosse is where the settlement of Santenay started in 1220 by the Cistercian religious order. In the XV century the Maltese order rebuilt the tower of the chapel. The house for sale was once a vendangeur's (wine picking labourers) house, and completely renovated by the present owners over the years, culminating in a new roof in 1998. In 2002the loft rooms where developed. The property is the second home of lovers of nature and great views. Because of age and large family commitments at home they are obliged to sell their loved home.
The garden is to the south side of the house and enjoys views of the valley and vineyards next to it. Along the house flows a small stream. When sitting in the garden, one has privacy, not even the many walkers can look down, as the hedges provide a privacy screen. Several shadow and sun areas have been designed. The best place is the terrace just at the entrance with best views because of its raised position.
The plot is in total 536m2 and walled.
Access to the house straight into the kitchen. The kitchen is furnished and fully equipped. To the left the dining area, with place to seat 8 people. The large salon of nearly 30m2, has great views of the vineyards. In between two windows south the wood burning stove and its chimney. Floors are with tommettes: red clay tiles. Here and there the old stone is apparent. Under the plaster ceiling are wooden beamed that could be expose if you so wish.
On this round floor a first bedroom, with an ensuite shower. The toilet is just next to it, and acts also as guest toilet. Stairs to the first floor, are in an enclosed hallway.
The upstairs is under an incline, as the space was developed in the loft. The hallway leads to the two bedrooms and the family bathroom and separate toilet. the hallway is wide enough to hold and extra single bed. The first bedroom here has a wash basin, and nice exposed beams. The other bedroom is larger at nearly 19m2 (actually more if one measures on floor level). This third bedroom has also views of the vineyards. The floors of these upstairs rooms are laminated wood.
The family bathroom has place for a shower, bath, dryer and washing machine. The toilet is separate
Under the house a cellar, with place for work shop and a place to store wine.
Here also the septic tank that needs to be replaced, as not up to today's standards. Just next to the cellar entrance a room with the bread oven. The vault of the bread oven is intact and can be used.
On street level a large garage, with space to store wood. The commune is kind enough to accept guests for this house to park just behind the house.
A unique offer that only comes by once in a while in such a sought after place of the cote de Beaune
This area is known for the many possible activities: cycling along the wine files and canals. Three golf courses within 20 minutes and 3 more within 45 minutes all of high challenging standard. Santenay has a general shop, a backer, a butcher, pharmacy and several restaurants.
