This good looking property was originally built in 1910. Very well maintained, it was also extended twice, in 1967 and 1976 to reach around 2160 ft2 of liveable space. Its roof, external rendering and paints are recent.

Its garden is magnificent and it is conveniently located in a hamlet just a few minutes’ walk away from the closest shops and within easy driving access from Limoges or Brive, which should suit anyone who wants to enjoy the peaceful countryside but live within reach of civilisation! You enter the house through the central landing of the original house which has the staircase going down to the basement and upstairs to the first floor and attic. To the left of the landing, there is a bright 296 ft2 living/dining room with two separate windows to the front and French doors to the 322 ft2 terrace at the back. The oldest of the two extensions lies to the left-hand side of this living room on the north side of the buildings and it comprises of a 150 ft2 kitchen with a 54 ft2 bathroom just behind it. The attic above this floor is great for storing things. The house does not really have any outbuildings, apart from some old dog kennels on the left-hand side of the garden. There are also rabbit hutches under the small terrace (no available space is wasted!). It is divided into two cellars, a boiler room which houses the oil central heating boiler, a big garage and a workshop with windows all around just under the terrace and an access door to the garden at the back of the house. A tarmaced driveway runs down from the road and ends in front of the garage, which makes it possible to park several vehicles privately. The septic tank that is located under the workshop’s floor is not up to the latest regulations and there is an old well in the garage floor. Those who love a well organised tidy garden will love this pristine part of the property. It has a large lawned area with all kinds of trees, ornamental and fruit trees. There is a pretty vegetable plot, the property is entirely fenced in and a private hedge lines the bottom of the garden separating it from the lane running along the eastern edge of the garden. You are not on your own here but still at a distance from your neighbours. You are well and truly at home! The house is structurally in an excellent condition and only light decoration work will need to be undertaken inside, with maybe a little more on the older extension side, if it is to be turned into a separate apartment. The house is two minutes away from all amenities, twenty minutes from central Limoges and half an hour from its international airport.
