Built in the early 19th century in a grander style than the original farmhouse, the house has been sympathetically modernised over the last 15 years, with 3 bedrooms and 2 bathrooms on the first floor and an additional cosy salon on the ground floor doubling as an guest bedroom. A high attic could be used to add further accommodation if required. Currently used as a comfortable holiday home, it could become a main residence for a family wanting plenty of space.

Enter from the courtyard, under the full-width porch, into an open hallway. To the left a spacious living room with stone fireplace and door to the garden terrace, to the right the open plan kitchen and dining room. These rooms have new terracotta style floor tiles throughout and light from both east and west facing windows. The kitchen is contemporary and practical with direct access to the back garden, and there is a separate utility room with WC in one corner. A former stone bread oven adjoining the dining area has been renovated into a cosy salon or guest bedroom with access to the patio on this side of the house. Upstairs a central landing leads to 3 double bedrooms, a bathroom and a shower room. The loft space above is open and so can be adapted to many purposes.

At right angles to the house but detached, with the entrance from the courtyard, is a garage and a barn with 2 low storage areas and a mezzanine on one side and a high area on the other. To the side of the house, with access from the garden, an outbuilding with Burgundy flagstones has been converted to a summer kitchen and dining area, and also houses the new electric fired heating boiler.

The house is double glazed and mostly heated by the efficient electric heating system, with a cosy inserted wood-burning stove in the living room.

The lane to the house is used only by 2 neighbours and there is an enclosed east facing courtyard for private parking. The back garden stretches to the west of the property, with the 8 x 4 metre sunken pool well placed to admire the distant views of the rolling countryside all around.

The nearby village of Le Martrat has a grocery shop and a 15 minute drive will take you to towns with all services, shops, a TGV station and a golf course.

Please contact us for further photos, plans and room measurements.

An authentic family home, ready to enjoy, in the heart of the south Burgundy countryside.

Local regional info

The furthermost department of Burgundy, with Chalon sur Saone as its main city, and Macon as its capital. Loved because of its Rivers and canals and the many cycle routes along them. A wide variety of landscpapes: The fertile Bresse plain to the east, the wine hills in the middle, and rolling country side with charollais cows to the west.
