For those who dream of peace and quiet, nature and a renovation, here is a pretty little farm located in the far south-west of the county of Creuse, close to the Haute-Vienne county line. The property is on the edge of a small country lane, has no neighbours and is surrounded by meadows and woods. The 540ft2 south-facing house is partly over a cellar and has 3 levels, comprising on the ground floor of an entrance onto a 164ft2 kitchen with pretty exposed beams, an old fireplace and bread oven, both out of service, but which can be working again after some repair work.

The oven itself still exists and is part of the annex to one side of the house next to a small pigsty. There is a 110ft2 bedroom with exposed beams behind the kitchen. It is standing over a small cellar only accessible via a ladder. The room’s floor beams were changed and a subfloor was laid. Traces of moisture are visible however because the cellar is not ventilated enough. On the first floor, after walking up the wooden staircase from the kitchen, there are two additional 100ft2 and 150ft2 bedrooms over antique floors. Then, up the staircase located in the south-facing bedroom, you can access the ca. 150ft2 attic with chestnut floors. Technically, the build is good, except for the inevitable damp resulting from unoccupied and uninsulated stone houses. Two electric radiators and an electric hot water tank were installed in the ground floor kitchen and bedroom. The clay tiled roof and frame are in good condition and are ready to be insulated. Apart from the older part of one of the first floor rooms, which has a little wood worm and needs to be treated, the floors are in good condition. The attached barn is on two separate levels and is about 1830ft2. It is partly built against a rock bed. The lower part is made up of three stables each with a dirt floor. The rock face is actually visible in the third stable. In front of the barn, a grassy courtyard with a stone wall along the road and a dilapidated wooden shed. An old well with a hand pump and a stone sink could be put back into service to water the garden. Attached to the barn, behind the house, a stone annex on the ground floor with a block extension on the first floor. Downstairs, an 194ft2 single garage / laundry room, with a smart electric meter and switch board. On the first floor, a 194ft2 room over chestnut floors with a wood stove, a corrugated iron roof and a door into the barn, maybe there was a plan for an extension of the house into the barn. The barn has over 900ft2 of floor space and massive height up to the roof’s ridge. The roof is made of asbestos tiles in fairly good condition, except for some that have slipped near the ridge and need to be replaced. There is almost 2 acres of land consisting of a garden around the house, which looks very overgrown at the moment. The land has a slight slope except in front of the house and the barn where you can park several vehicles easily. There is a small fully fenced 8600ft2 plot on the other side of the road, with a small concrete shed on it for the vegetable garden and chickens. There is a ¾ acre wooded plot along the road with a small tool shed. The house has no bathroom nor toilet, hence there is no septic tank. It will therefore be necessary to create and install a complete septic tank. With such an old house, there is no real surprise to be had, it will need new plumbing, electricity, insulation, decoration, but the build is in good condition, the situation is beautiful and the potential great to make of this home the perfect place to live peaceful days! The property is located about 4 miles from a village with amenities and a primary school, 20 minutes from the market town of Saint Leonard de Noblat, about 18 ½ miles from Lake Vassivière and Limoges and 45 minutes from its international airport.
