The expression “Away from prying eyes” matches the description of this property perfectly. You enter the house on the first floor, so to speak, after walking up the outside staircase, straight into the 215ft2 kitchen with original checked tiled floors, a white painted brick fireplace with a log burner at its centre, a tall built-in cupboard with varnished wooden doors, 9 feet high white plastered ceilings. To the left, a cozy 215ft2 living room over wooden floors, with a log burner and large bay windows letting lots of light in. To the right, a 215ft2 dining room with similar features to the living room’s, large windows and parquet floors. From the kitchen, an extension building at the back houses a 75 ft2 landing and staircase to go up to the second floor. To the left of the landing, under a small part of the staircase, a 60ft2 former bathroom and toilet, now used as a utility room, and to the right a 21 ½ ft2 block porch was built to gain safe access to the back garden. At the top of the solid wood staircase, another landing (works to be finished)with a door on the left hand side to an 172 ft2 bedroom with an 8’2” ceiling height, a side window, laminate flooring and white painted panelled ceilings. From the landing, an L shaped corridor leads to a 32ft2 family shower room with a toilet but no window nor Velux, then on to a second 108ft2 bedroom with panelled ceilings, currently used as an office, and finally to a 172ft2 master bedroom with panelled ceilings and laminate flooring. The attic above this floor is not convertible (insulated on the floor). It has a full independent basement underneath it with a single access door at garden level located below the main entrance porch. The basement has 4 rooms, of which 3 cellars and a central boiler room that houses the oil boiler and tank. The back of the basement stands below ground level behind the house. The house can be lived in immediately, but the septic tank, electricity and plumbing will need to be updated, especially if the former bathroom on the first floor is given a new lease of life. The kitchen is functional, though rudimentary. The same goes for the second floor bathroom. Otherwise, the building is structurally speaking in a good condition, except for some humidity spots in the small second floor bedroom, which may come from a leakage in the zinc plating of the roof. There is a large 970ft2 detached barn opposite the house, with a grassy yard in between. It has a central hay barn and cow stables on either side. The building is in good condition and give plenty of storage space options. Behind the barn, there is a very old house with adjoining stables, which roof, frame and front wall have partly collapsed. Opposite that house, a small 322 ft2 two room cottage, which was partly renovated by the previous owner. It’s incredibly charming and would make a great friends guesthouse, once it is finished. The property has about 5 acres of land in total, divided into a grazing meadow if you want to have some animals, an orchard and mature woodland. Access to the property is via a public stone lane which runs inside the woods. You are about 5 minutes in the car from the closest shops in a nearby village, just over 30 minutes drive from central Limoges and 40 minutes from its airport.
