Old farmhouse dating from the beginning of the 20th century with a second adjoining house from 1971 and a very beautiful separate barn, all three built in stone and located at the end of a cul-de-sac between the municipalities of Masseret and Uzerche. The property is located on its own acre of land and surrounded by grazing meadows, while remaining close to the Brive-la-Gaillarde and Limoges Road axis. Most of the work has been done, but after a few more renovations you will enjoy a house with character and the possibility of using the second house as a gîte if you wish.
  The old houseThe old house is partly raised over a cellar and a crawl space and consists of a main entrance to the kitchen with stone walls and exposed beamed ceiling (approx. 215ft²), a large fireplace, in which a wood stove. The current owner has created a living room separate from the kitchen, using plasterboard partitions, but this work has not been completed. Why not reopen this space and create a living room of around 430ft², because both rooms have the same cachet provided by the carefully pointed exposed stone? The staircase between them is closed and could be opened to add charm to the future main room. Next to the living room, at the end of the building, is the bedroom with a window facing South. Behind the kitchen, there is a concrete extension on two levels shared between the two dwellings. The room on the ground floor is a shower room / WC / laundry room (65ft² and ceiling height of 6ft3).  On the first floor, the convertible attic of over 355ft² brings the possibility to create additional rooms. It has been insulated under the floor because it is currently not in use. There is also glass wool laid under the roof, but it is still visible. The gîteThe more recent house is connected with the gîte from the latter's kitchen. It has a separate entrance. We can still see part of the rooms’ walls that made up its ground floor, but these have been removed to create a large open kitchen-living room (approx. 430ft²). This room has a roughly installed wood-burning cooking range that doubles as a space heater. A patio door to the garden and two additional windows provide lots of light. A staircase gives access to the cellar which contains the thermodynamic hot water tank and the recent heat pump supplying the cast iron radiators of the two houses. This installation enabled good savings to be made by replacing the previous oil heating. A half-level gives access to a shower room-WC (65ft²). On the first floor, a hallway leads to two good sized bedrooms (172ft² and 194ft²). There is an unusable attic above with old glass wool on the floor. Plan for the renewal of this insulation and the repair of part of the tiled roof which is starting to show its age in places.Everything is connected to an old septic tank that needs to be brought up to regulations. OutbuildingsA very nice barn of 1940ft², the roof of which was renovated in 2013, completes the set of buildings of this property.   The GardenThe land surrounding the buildings is fenced and planted with trees. There are two access gates, on the West and North sides. Part of the land to the East is unused and vegetation grows there freely. A small pond has been created behind the house under the shade of a large fir tree. A very pleasant place in Summer.   Amenities and accessWe are in Salon-la-tour, a small village of just over 600 inhabitants with local amenities, just 5 minutes by car from the village with a primary school, swimming lake and small shops in Masseret and about ten minutes from the small tourist town of Uzerche. Limoges centre is 30 minutes away on the motorway and the international airports of Limoges and Brive-la-Gaillarde are 40 minutes away.
