This old 3-bed village house of 133m² has a lot of character with its warm-coloured cut stone facade. It would either make a good family home about 10 minutes from the small touristic town of Eymoutiers, or an easy-to-maintain holiday home as it is only 5 minutes from Lake Vassivière, this magnificent spot for green tourism in the Limousin.
The houseWith its entrance at street level and its 1st floor at garden level, this house would lend itself well to an inverted layout. It was originally a dwelling house attached to a craftsman's shop.
On the ground floor, its character is obvious with its entrance (195ft²) on a large-slabbed granite floor, its beautiful stone fireplace, and its exposed ceiling beams. To its right, the old shop has become a freshly updated bedroom (204 ½ ft²) with an exposed stone wall. It has an ensuite bathroom (43ft²) with a WC and heated towel rail. To the left of the entrance, a simply fitted kitchen (113ft²) with a bathroom (54ft²) and storage room (13ft²). Why not create an additional bedroom here with a private bathroom and a utility room?
A granite staircase climbs from the entrance up to the 1st floor. A landing (81ft²) leads to a shower room (21 ½ ft²) with a WC. The floor of this entire level is in gorgeous solid light oak. French doors open out onto the North-East facing garden. Another door opens into a second bedroom (ca. 175ft²) with exposed beams. To the right of the landing, a 430ft² living room which will certainly win you over: solid oak floors, antique oak beams and ceiling in exposed chestnut slats, granite fireplace, exposed stone wall carefully pointed. Really nice! French doors lead you out onto the garden. An open-plan fitted kitchen-living room with garden access would be a very good idea here.
A spiral staircase runs from the 1st floor landing up to the partly converted attic into a bedroom (102ft²) that has a window within the East-facing gable wall. An old low door (4’2” approx.) opens onto an attic of around 170ft² of floor space which can be converted into an additional bedroom or a games room if necessary. The tiled roof is exposed here, but the floor is covered with polystyrene foam panels for insulation. The attic floor is made of solid chestnut. It can therefore be renovated without being hidden under some newer floor covering.
The outbuildingsThe boiler room is attached to the house at garden level, and it houses the 4-year-old oil central heating system of the house. It also allows you to store a few things. The owners have built a lean-to at the back, to store firewood. An old stone-built outdoor toilet, now used for storage, completes the set of outbuildings.
A small, well-kept fenced gardenThe land with a total area of 4200ft² is accessible from the 1st floor of the house or via an external stone staircase from the street running in front of the house. The garden is enclosed by a raised wall on the street side and by fences separating the garden from those of the two neighbours (holiday homes).
Access and amenitiesThe house is set back from the B-road in a small village in the heart of the Millevaches Regional Park in the Limousin, close to the historic market town of Eymoutiers and the fishing/boating lake of Vassivière. The centre of Limoges is 55 minutes away and its international airport a 65-minute drive.
