A small former farmstead without a single neighbour—yet not isolated—nestled in an idyllic, elevated spot in a village in southeastern Haute-Vienne, about 40 minutes from the centre of the Limousin capital, Limoges. The property comprises a stone house with an extension, a barn with lean-to’s, a former livestock shed, a small open-sided shed, and a sheepfold. With its rare location, this complex is sure to appeal to you, whether as a primary residence or a holiday home! The house The attractive stone house, oriented northwest-southeast, offers approximately 90 sqm (ca. 970 Sqft) of single-level living space on the ground floor, centered around a kitchen that houses the main entrance and the home's only fireplace. To the left of the kitchen is a dining room, with two good-sized bedrooms located behind it on the south-facing façade. To the right, a 1990’s concrete-block extension houses a back kitchen/utility room, a shower room, and a separate toilet.
The first floor features an unconverted attic space of approximately 50 sqm (ca. 540 Sqft) with original wood flooring and an existing Velux window, and a converted, insulated attic space of approximately 20 sqm (ca. 215 Sqft) over a concrete floor within the extension. The latter includes two extra bedrooms, each with a Velux window; the larger room also has a gable-end window offering a magnificent view of the surrounding countryside.
Beneath the dining room and the two ground-floor bedrooms lies a dry, sound basement of approximately 47 sqm (ca. 500 Sqft) consisting of two rooms that provide ample storage space, accessible via an external door.
Work carried outThe clay tiled roof was put in in 2023. All windows are double-glazed, with the exception of one. The septic tank system is incomplete but does not require major work to bring it up to regulations. The roofs on all outbuildings are in sound condition. There are several useful outbuildings—mostly stone-built, including a fine barn with a stable and woodshed, an adjoining pigsty (18 sqm, ca 200 Sqft) and an attachated chiecken coop. Adjoining the rear of the barn is a concrete-block livestock shelter (approx. 90 sqm, ca. 970 Sqft); there is also a detached 18 sqm (ca. 200 Sqft) woodshed and a separate concrete-block sheepfold (approx. 70 sqm or 750 Sqft).
The land The land—part of which has recently been surveyed and marked out—includes an area of just over 2 hectares (ca. 5 acres) adjoining the buildings, consisting of partially fenced meadows and about 3,850 sqm (just under 1 acre) of woodland. A rural dirt track runs behind the former livestock shelter; a tractor may occasionally be seen passing by. An old fountain stands beside the house, indicating the presence of a spring, though it has unfortunately ceased to flow. However, a stream borders one of the meadow plots and flows into the Briance River. A wooded plot of approximately 8,250 sqm (ca. 2 acres) is also included in the property—ideal for beekeepers wishing to place their hives, or simply for those who enjoy cutting their own firewood (of which there is plenty!).Access and commodities Access to the property is via a sloping driveway leading to a small tarmac courtyard, turning off the tiny local road that runs below the property. The village centre is just minutes away but offers no amenities; however, the property is situated between La Croisille-sur-Briance (5 minutes away) and Saint-Germain-les-Belles (10 minutes away). Both villages offer local shops, and the latter also has a train station. The two nearest supermarkets are a 15-minute drive away in the larger villages of Châteauneuf-la-Forêt and Magnac-Bourg; the former also boasts a beautiful swimming lake.
