The house is south facing, with a splendid view over the Cozanne valley from a deck encircling three sides of the house. The property is accessed through a double gate. To the left is a gravelled area for a car, trailer or small caravan. There are ample outdoor parking spaces for several cars on the grounds, but no garage. Still on the left, a stone staircase winds up to the guest house.

Straight ahead, a ramp leads to the finish yard, where a car can be parked. Here, you are on the bedroom level and, at the top of a wooden staircase, a passageway leads to the front door. This opens onto a huge, very bright living room, including a kitchen opening onto a very nice living and dining area, a bathroom (washbasin, bath with shower), and a separate toilet.

Through the French doors at one end of the house is a large decking area (32 m2) - great for morning breakfasts, summer lunches and entertaining in general, and offering a panoramic view on the valley of the Cozanne, on the village of Paris l'Hôpital and in the distance on the slopes planted with vineyards. In addition to the decking area attached to the house itself, there are two other areas that offer seating and views.

An internal staircase leads to the bedrooms. There are two of them, with a bathroom (double washbasin, bath with shower, toilet). Both bedrooms open directly onto the arrival courtyard. There is a storage area under the internal stairs, plus a cave/cellar which is separated by a door.

Detached from the chalet, the small guest house has a 15.4 m2 bedroom and a 6.8 m2 bathroom (toilet, washbasin, shower, water boiler). There is no kitchen area.

A few metres away, there is a small garden lounge and a pond, of approximately 2 metres diameter which contains Koi Carp. Guests can enjoy there the shade and a quiet place to read.

At the end of the lawn is a wooden garden shed where tools are stored.

Of particular note is the garden & grounds, which are well-maintained with a variety of plants & trees – including Apple, Cherry, Damson & Fig.

Location : The property is located at the entrance of the village when coming from Santenay. The village is quiet and the Mairie friendly & helpful. The local Boulanger delivers five days a week, with a butcher arriving weekly. In the summer – June-July-August - the village holds a popular Friday night ‘Bistrot’, where local food & wine is available, with occasional entertainment, and offers an opportunity to socialise and catch up with friends.

Supermarkets are in Nolay (5km), or Chagny (12km) with its services and facilities. Chagny also has a famous Sunday morning outdoor market, well worth a regular visit. Beaune, capital of Burgundy wines, is 23 km away or 24 minutes' drive.

It should be noted that the reopening of the Santenay spa next to the casino in June 2021 has attracted many curists and visitors and contributes to the economic life of the region.

Activities:

The location is ideal for sightseeing, cycling and walking. Nearby is the Voie Verte (Green Way) which follows the path of the former railway, used originally to transport the wine to Beaune.

There are also 112 km of canal paths along the Canal du Centre, which links the Saöne-et-Loire rivers. Both are enjoyed by cyclists and walkers.

Santenay with its new Thermal Spa, an open-air swimming pool and Casino.

The beautiful and historic town of Beaune is worth visiting.

Burgundy is famous not only for its wine, but also its food. There are numerous restaurants in nearby villages catering for a wide range of tastes and budgets.
