This 4/5-bedroom stone property boasts two large dormer windows that add to its charm. Located in a small hamlet in the village of La Porcherie, in the far southeast of the Haute-Vienne county, its location is ideal for those who appreciate stone architecture and wish to live in the countryside while remaining close to town by road or rail. The passing of timeA considerable amount of time has passed since the original 19th-century house was built and the larger house was erected in the early 1940’s. Yet the history of this property is still visible today! We are now looking for the person(s) who will continue its legacy. Looking at these buildings, one can imagine how life unfolded and how it has evolved… The large, east-west facing house is entered through a small, glass-structured porch, at the top of a few steps, leading to a central entrance hall with an exposed solid oak staircase. It sits atop a cellar, covering three-quarters of the ground floor area, accessible from the ground floor landing or via an exterior door. To the left of the entrance, a double-aspect dining room with solid chestnut flooring has access doors from the landing on either end. To the right, a vintage kitchen with attractive period checkerboard tiles has a door leading to a west-facing bedroom with solid wood flooring. A second door also provides access to this bedroom from the landing. At the far end of the landing, an extension, insulated and reroofed in 2023, houses a small shower room with an adjoining toilet. On the first floor, a central landing with built-in wardrobes houses a small cloakroom behind a double glass door. Four bedrooms, two on either side of the landing round off the interior layout. A false ceiling conceals an attic space, insulated in 2023. A small access hatch is located in one of the bedrooms. The beautiful natural slate roof of the house also dates from 2023. The basement, accessible from the ground floor entrance landing, houses two cellars and a boiler room. A 1998 oil-fired boiler provides central heating and hot water for the house. A wood-burning stove supplements this system in the kitchen.Numerous outbuildingsThe property is located in an agricultural zone of the village, and there are no fewer than 13 additional spaces (most of which have electricity coming in) next to the main house, reflecting the property's agricultural past. First, there is a secured stone garage for your car or small campervan behind the house. Then, extending from the house but separate from it, is a large stone barn with a block extension, offering all the storage options you could possibly need. Adjoining this barn, why not create a gîte (holiday rental) in the old stone house (single floor, part cellar and convertible attic)? Opposite the barn is an old bread oven (still standing, along with its chimney). It has a decent sized bakehouse and there is a convertible floor above. The former small stable adjoining the oven has been converted into a utility room for the washing machine, with water and electricity connections. Completing this list are four timber/metal frame sheds and two separate rabbit hutches.A beautiful plot of land suitable for livestock farmingThe property has a total land area of approximately 6 ½ acres, of which 4 ¼ acres surround the buildings, enclosed by hedges and fences on its western side with dedicated access. It was used for keeping cattle and sheep, but with proper fencing, the property could also accommodate donkeys and/or horses. You also become the owner of a nearly 2 ½ acres plot of mature hardwood woodland located 5 minutes from the house.Access and AmenitiesThe property benefits from a very good location: along a very quiet county road, not far from the shops and schools of Saint-Germain-les-Belles and Magnac-Bourg, 10 minutes from the motorway access to Limoges (35 minutes) and Brive-la-Gaillarde (45 minutes), and 2 minutes from the Brive-Limoges train station.
A file on the environment risks for this property is available at first demand. It can also be found by looking up the village on this website georisques.gouv.fr
