Village house to renovate, with small gardens near Nolay

The quiet village of Molinot is a great base from which to discover Burgundy, in between the Côte de Beaune vineyards and the Morvan Nature park.

The house is not yet habitable, since it needs an individual drainage system installing.

On the ground floor is a 30 m2 salon with a fireplace. To the back of the house is a room of 9 m2 and a storage room of 4 m2.

The first floor can be accessed by an internal spiral staircase or an outside stone staircase. On this level is a 16 m2 kitchen, 2 rooms of 13 m2 and 9 m2 and a corner shower and WC of 2 m2, although these are not connected to a drainage system. A wooden staircase from the kitchen leads to the attic of 38 m2 measured on the floor, of which about 30 m2 could be developed, already with roof windows in place.  

The house is single glazed and has no heating system or insulation.

There is a small garden of about 100 m2 to the back of the house, with a storage shed. Over a track which is only used by one neighbour is another plot of land of 250 m2 which catches the evening sun and has a small outbuilding.

A further separate plot of land of 158 m2 is located at 2 minutes’ walk, just over the small river, and was formerly a vegetable patch.
