Manor house with two gites and pool

The manor house has been developed above the vaulted cellars of a 17th century farm house belonging to the Fulvy castle. Although modernised, the main house maintains a lot of character with burgundy stone floors, large burgundy fire places and beamed ceilings.
Access is up some stairs to the main hall, straight ahead is the high ceiling living room, large windows give lots of light and look down on the garden with mature trees. To the side is the cosy kitchen with fire place and burgundy stone floors. The kitchen gives access to the manor house garden. to the left of the entrance is the second large reception room, today sued as office, but large enough to be a dining room or formal reception room. off the hallway water closet.
Stone stairs lead to the first floor, here a cosy main bedroom with en suite bathroom and dressing. Then two large bedrooms that share a family shower room. Toilet off the hallway.
Across the courtyard the first of the two guest houses sold furnished and ready to receive guests. The spring cottage has burgundy stone floors through out and is all set on one floor. two bedrooms on each side with their own en suite shower room with toilet, in the middle large living room with kitchen.
This cottage has its own private play garden and to the back its private garden set to lawn.
Next to the manor house is the larger guest house with three bedrooms. It has access to the garden full with fruit trees on the other side. Three double bedrooms and two bathrooms.
The shop has street side access, a dining area and a small kitchenette. today the owners serve here breakfast and table d'hote, but can also serve as a nice shop for all the tourists on the burgundy canal and void verte bicycle path. Above this shop an attic for storage.
The pool area is fenced off for safety, with plenty of space for sunbathing. The pool is5 x 10 meters and heated with the boiler of the house.
Above both guest houses there is further space to develop habitable area, without touching the large barn of more than 200m2 at the end of the courtyard.
Excellent situation with Ancy le Franc castle at just 5km, the voie verte bicycle path across the road. The abbey de fontenay, a unesco protected site with three michelins green guide stars , and the Alesia fighting grounds are also nearby.
