In today’s challenging economic environment, we are all questioning the way we spend our money, and that dream you have had about owning a place in France for holidays and family get-togethers may seem farther away than ever. After all, how many days of the year would you use your holiday home? 20, 30 or even 60 days of the year means that for the rest of the time your capital investment is under-utilised.

But now, thanks to a new co-acquisition scheme, there’s a new way to think about owning a holiday home and even doing it with family and friends. Not only that, but you get a turnkey home ready to enjoy immediately.
Here’s how: An SCI is a French company allowing its partners to buy a property together and become joint owners enabling them to use the property according to the number of shares they hold in the property SCI.
Through this legal structure, you co-own your second home.
This is not a timeshare. With timeshare you get the right of days for a limited number of days per year. With the co-acquisition scheme (an SCI company) you are an owner of the property, with the resulting equity valuation that goes with it.
In the SCI company approach, a management company purchases the property, renovates it, furnishes it and then sells it on to up to eight shareholders. For example, one share gives you 44 days of access; the more shares you have, the more days you can enjoy the property. The management company maintains the property on your behalf and ensures it is ready to receive each shareholder when they are visiting. There is, of course, an annual fee for this service.
So, if you have ever considered investing with friends or with other family members, this is a great way to enter into a legally binding co-partnership that protects your interests and capital.

At the moment, properties are being sought in the alpine ski areas and the coastal villages across France. For example, a share in a 3-bedroom apartment in la Plagne (East of Chamberry) costs just 85,000 Euros per share.
Another example is a 5-bedroom house with a pool in Gordes Côte d'Azur, which costs 190,000 Euros per share.
